    The increased focus on the SCOOP and STACK plays at the expense of Uinta is primarily due to the lack of infrastructure in the Uinta. The SCOOP and STACK have been around for a long time and the infrastructure is built out.

    In the O&G space, analysts use TEV/EBITDA as their primary metric.

    Wow, you are really reaching and not doing your homework. The US has something like 340 million people in it. You think the 1.4 million of them who have proven to be marginally employable are home buyers and are going to make a difference?

    That 30% of kids under 30 living at home has been debunked so many times it's shocking you are using it and it's doesn't help your credibility.

    The short version is that survey you are referring to counted college students living in dorms as living with their parents. The number of young adults who are attending college went up as the availability of jobs went down. Americans are smart.

    You continue to refuse to believe, or you simply ignore, that disposable income is near an all time high.

    This article is a mess. You make several allegations with nothing to back them up.

    "The continued decline in mortgage purchase applications is telling us that homes are simply not affordable for many traditional buyers" no, you are telling us this. There is are many possible explanations other than the one you provided. And, a lot of research has been done that shows you are wrong. Here is one -

    "The Q4 results gave DR Horton a fiscal year decrease of 2% in net homes sold. Stop, and let that sink in for a moment, because it tells you a lot about what's happening in the U.S. residential real estate sector." I'm not sure what it's telling you. What it tells me is that they are focusing on margins (making money) instead of selling lots. You totally ignore the fact that margins are going up.

    ""The stewards of our economic ship, the same ones who missed the last bubble blowing up in their faces, are now at the helm of even more bubbles, and no good alternatives to address them." What bubbles? Show me the numbers...

    "Today's markets are priced for perfection and the endless supply of free money we've been enjoying courtesy of the Fed." Free money? Please show me how I can get some because it appears to me that there is always a cost.

    " Irrational exuberance is approaching a head-on collision with home affordability." Catchy but not true as shown above.

    "Abnormally low inventory has been one of the saving graces of the home builders, but this false market phenomena is already shifting in many major U.S. markets as existing home inventory begins to rise." What is a "false market phenomena"?

    As to SA monitoring this post- why? It's unbelievably painful to watch all the fools who can't bother to spell correctly bash a contributor who did a decent job but wrote what many didn't want to hear. Personally, I'm glad you are in the market.

    One of the things that really surprised me when I took a look at their 10k last week was their G&A expenses more than doubled from 12-31-12 through 6-30-13.

    If someone has an explanation for that I'd love to hear it.
