    Sounds like you live in a dismal part of the country. My kids are 28 and 30. They and their friends are all doing very well, and they have a lot of friends. Where I live, houses are on the market for just a few weeks. My neighborhood is filled with stay at home moms. I wonder if this is a trend and may have to do with the participation rate.

    RE taxes have not been going up because if increased valuations, but from schools a services asking for more levies to be passed.

    That is a problem in our area. My first house had two bedrooms and one bath. No one wants to live in that type of structure anymore.

    Inventory? Certainly a problem with used homes in my area. People sell their house in a week and end up not having a place to live.

    In my state of Ohio, the state income tax has been dramatically lowered decreasing state funding for schools. To make up for the shortfalls, property taxes have gone up. It would be an interesting study to see if the rich, who mostly profited from the tax decrease, are now paying disaportionately less into the system and the middle class more.
