May I introduce you to the "Land Lease" or "Rent to Own" system the exact language and name is dependent on your states laws.
In general here is how it works:
- I carry paper on the property but the renter does not get access to the ownership docs until the balance is paid in full so the title /abstract stays clear so I can then collateralize the property to buy another.
-I require a hefty Down payment as part of this arrangement, usually 6 months upfront. This payment comes to the low income folks via Earned income credit enhanced Tax returns.
-I give my land lease tenants 1 free missed payment every 3 years though most use it in the first 2 years, When the free payment is used it is my notice that the property is about to flip.
-I have a home warranty on the property that is covered by the tenant, my contract also makes the tenant responsible for the first $90 in repair costs thus the tenant covers the deductible on the home warranty.
-Rent is normally1.5- 2x the 30 year note payment + home warranty + insurance and taxes
-I plan on tenant default with me inside of the first 3 years. I clean the place up while I wait on tax season to roll around then "Rent" the property again...

My point in mentioning dewater injection was mainly to highlight that as far as contaminating processes go, Fracking is a drop in the bucket compared to dealing with well waste water,
Fracking is the flavor of the month with the media right now but it is not the boogeyman, Fracking only expands a wells capacity by "Frac" turing the natural cavities / cracks that collect gas / oil, a new breed of frac fluids that are non toxic are currently being used as well as liquid Nitrogen.
Maintaining pressure in an older well is probably the single biggest polluter in the business as the water is seperated from a flowing well they will at times inject the water back into the ground a short distance away to boost the pressure of the well, then as the water picks up oil as it passes through the ground it is pumped out again and the process is repeated... With each pass the water becomes more and more toxic.
Texas's biggest problem is that they still let the drillers use unlined mud pits so they do not have to wonder what is contaminating their water... I've never worked any sites in La so not sure with them.
The moral of the story don't fight Fracking as it is a Red Herring, but pay close attention to waste water injection and pressure control practices.

Wells produce a lot of waste water / saltwater that has to be dealt with, the process involves separating the water from the oil and gas then the water has to be disposed of...
The key is how this water is disposed of, it is normally trucked off site by "Water Haulers" and taken to an injection well site, just as the name implies the waste water is pumped at extremely high pressure back into the ground, In my area we have one injection well that supports literally hundreds of well sites.
What you will see come out is that it is these high pressure dewater injection wells that are linked to the earthquakes and groundwater contamination not fracking.
