    When is a downward revision to the jobless claims data bad? It means the initial estimate was too high and claims came in better than originally reported.

    A downward revision for the unemployment rate data is even better news. Lower is better not worse.

    You gave the same crap advice, 4 weeks ago. You sold the DHI calls at 22.50. At expiration, DHI closed 0.88 in the money at 23.38. You lost the premium and $880 for each contract.

    There is something seriously wrong with their personal finances. At over 70 years of age and they haven't been able to leave for "several years", they should have been able to sell in 2005-2007. If they bought these properties 30 years ago, they should be debt free and the houses would still be worth more than the purchase price.

    There is something strange about the seasonal adjustment. The non-adjusted payroll growth was the highest growth in the last 10 years, but the seasonal adjustment makes it poor.

    Maybe I am missing something. The affordability index is at a record high. However, the author states it is less affordable than before the recession. The other talking points are perplexing also. He is very green with analysis. It is reflected in his understanding what each data point reflects. It's not surprising for young guy.

    Here is the wikipedia description of the index.

    " An index above 100 signifies that family earning the median income has more than enough income to qualify for a mortgage loan on a median-priced home, assuming a 20 percent down payment and a qualifying ratio of 25 percent. For example, a composite HAI of 120.0 means a family earning the median family income has 120% of the income necessary to qualify for a conventional loan covering 80 percent of a median-priced existing single-family home."
