    A U shaped recovery does not imply a depression. It could be simply a series of recessions much like the Japanese have experienced. We did avert a depresion in 2009: This does not imply that we will not enter a depresion starting in 2010.

    Another factor you need to consider is the what a declining dollar will have on nominal prices. If the dollar declines 40% in the next ten years the housing problem may be solved although other problems could occur.

    This is a very interesting analysis. Have you been able to back test it?
    Perhaps taking data prior to 1980 and using it to see how well it tracks actual data from 1981 to 1990?

    The elephant in all of these natural gas companies is the big increases coming in imports of LNG to the east coast during the years ahead. How will this coming threat of low price imports affct APL. I have been watching APL for two years now but have not purchased yet. Any ideas?

    The bailout really does not matter. We are past the "Minsky moment". This is just the first of a series of baliouts. They will just print the money to pay for the bailouts and it will be reflected as an inflation tax in the future. I do not see how it can end any other way.

    Thornburg is building a palace of an office building in Santa Fe. They can not afford it- now. It is difficult to believe they will be able to able to convert their construction loan to a permanent loan.
