  • This REIT Yielding 7.4% Should Benefit Investors When Rates Rise [View article]
Great article and lots of comments, both knowledgeable and some not so. There are others in this business also. But what you are buying here -straight off- is Blackstone (BX), the connection to BX and their ability to get first look at any opportunities from BX. Slightly different base that Starwood STWD. What BXMT and STWD have in common is their "size", they can offer the borrower one-stop shopping, and rapid closing. None of this getting four or five banks or other lenders getting-together to present a deal. Its more than the balance sheet and figures, it is their strategic advantage!

  • If You Want To Buy SandRidge Shares, Now Is The Time [View article]
Great theory... the core problem remains, for a long time SD has demonstrated a lack of management smarts. The best assets in the world cannot makeup for management skills. And there are many other O&G E&P companies available for pennies on the dollar. Well, maybe your strategy of prayer is the only way to go!

  • Lexington Realty Trust: Patience Is A Virtue [View article]
My question with regard to Lexington is not about book value or income stream, client credit ratings etc ... what is the catalyst that is going to make this company move ahead??? sure LX will trade with all the others based on interest rates... but that is just treading water.... what is the catalyst to change the nature of the beast? new management, new business strategy, some properties that someone else just has to have????

  • Does Saudi Arabia Hate Sandridge Energy? [View article]
Wake-up, Saudi production costs are zip, nada... I don't have recent numbers but at even a wild cost of $20/bbl puts everyone at the risk of the "elephant in the room"... been like that since the 1975s... thats why chasing high cost reserves (findings) here or anywhere is a continuing problem... the only savior is that the Saudis, Russia, and Venezuela etc have such large state-assisted -welfare like programs- that they need $80-120 /bbl to keep their people happy... the US welfare state operates on taking tax dollars from the public and printing money... those countries simply pump oil and sell it to the dumb Yankees and Chinese!

  • Why I Have Become An Extremely Conservative REIT Investor [View article]
to Chuckleh WOW! Most appropriate.... my lesson- when I was in high school my mother set up a stock account with $10K for me to learn on... within two years my money had grown to almost $50K and I was flying high and then along came the late 60's followed by a flat market and I was back to $10K... taught me a lot... glad that happened when I was a kid and not when I was 60+years old...

  • Why Will This New Net Lease REIT Be A Game Changer? [View article]
Interesting back-and-forth about STORE... the problem is most of the comments are concerned with the immediate dividend and potential downgrades credit quality of their tenants... this concern is real but there is a counter trend... some of these small never-heard of tenants might just grow-up and be successful.. and the rating on their lease paper really goes up big time... In the beginning Taco Bell was a tiny chain with tripe-net leases with Reality Income (O) and then Pepsi bought Taco and that really was a shot in the arm to O... M focus is on the company strategy and ability to execute not the immediate dividend.

  • Is SandRidge Energy Really In A Position To Repurchase Shares? [View article]
My take.... SD is dressing the company but to what end??? SD repurchases $200MM, is not going to push the price up to $8++ Cooperman is either underwater or has made a few bucks, but has paid a lot in "opportunity cost". Can someone explain the theory of a buyback here????

  • SandRidge Energy: Panic Is Baseless [View article]
"Its the management, stupid".... your article simply documents a history of one trip-up after another and at 1.5x book why should we believe anything.... as for a buy-out, 1.5 is too big... SD simply has to demonstrate it can perform and there is little evidence to support that hope at this point.

  • Why Will This New Net Lease REIT Be A Game Changer? [View article]
Many years ago I attended a REIT seminar with three companies presenting... two promised big things, purchasing properties at low cost, rehabbing, or exciting new locations.. The third simply said their business was not real estate but lending money to companies in need of capital... that one was Reality Income (O)... long before it was famous... eventually sold it but what an experience! Been looking for another since... perhaps STORE ???

  • This MLP Fund Is Trading At Close To Its Widest Discount Since Inception, Offering An Attractive Opportunity [View article]
CEM is not a race-horse and should not be purchased in the expectation of super sized gains. It is not an aggressive MLP play. It is a broadly based (closed end) mutual fund with ok management. My first purchase was July 2010 and today my IRR is 16%. Includes a few sells and buys when I switched accounts. There are several MLP-closed end funds that are aggressive, KMF and SMM come to mind. But 16% annual in an IRA is ok with me.

Nice analysis, any idea of what the CHK convertible preferred debentures are effected ... the spinoff should reduce the conversion price from $39-something to ???

  • Deep Thoughts Following The Recent REIT Rout [View article]
Adam... if O goes below $40 it provides a 5.5% dividend and provides a nice opportunity created by nervous panic.... my question is where the dividend can continue to grow?
