    Hi kris- I strongly disagree with your comment. And for what it's worth, Chris is still darn intelligent and prolific on top of that. I find most of his articles to be quite insightful and he seems to be a pretty decent guy.

    mike's twitter feed pictures + pictures when i do a google image search of sears hometown and outlet stores look WAY better than what i saw. perhaps i saw an outlier with the San Leandro store.

    good points. i will try to visit a few more across time and would be interesting to hear what other folks have to say. mike has presented a nice writeup, but when it comes to retail, in my opinion, anecdotal information is meaningful. this is what kept me out of jc penney around $15 - disturbing developments in the stores themselves. Today, disturbing observations also at the $SHOS. hopefully, we can triangulate and get some more perspectives from people visiting the stores in their area.

    just visited a sears hometown and outlet store in san leandro for the first time - apparently the largest in northern california. almost no traffic, even though the clerk stated that it gets busy at times. awful inventory presentation. in a pretty sketchy part of town. price points were better than home depot, lowes, and sears - but goods not returnable and everything off the floor was slightly dinged for the most part. very few items new in the box. even if $shld shuts stores down, i see home depot and lowes stealing the customers versus folks coming to an awful looking place like this even though it has the sears name. i do realize $SHOS is cheap and the franchisee model is enticing, but i can't pull the trigger after seeing what i saw today.

    the market doesn't like uncertainty. that's for sure. this could benefit shareholders via buyback if it's not fraud. went long in the 4's and took my profits above six in order to let the dust settle.

    interestingly, investor relations has yet to answer the phone or return any phone calls from voicemail. it's been over a week now. has anyone had any luck speaking to investor relations? i called the number in america.

    it seems to me that the way fixed the viagra pharmacy issue might be problematic. i could be doing something wrong, but google searches for me no longer bring up the prxi company website.

    also, when you type in prxi, it brings up the bodies exhibition site as the seventh search result with the statement, "this site might be hacked" - which is something i rarely see in search results. with this management team, i would not be surprised if it has been hacked and they're unaware of it.

    palma- i'm not writing glowing comments about XIN. charles zhang is not making up my comments.

    my comments have been about both pro's & con's.

    on the con side, the imprudent borrow at 13.5% & gurnee being involved.

    on the pro side, all the due diligence of tpg, cheapness, visibility of some construction projects.

    the other thing that concerns is gurnee's shady past associations. i dig the fact that tpg has someone on the board & the due diligence tog must have put into this to make a $109 million investment. that said, it seems like the majority of other whales out there are sizing this in the .02% range - some of the whales appear to be quant firms.

    i think it makes sense to put a little money in XIN given the recent developments. wondering if anyone has invested a decent chunk of their portfolio in this position?

    Thanks for the excellent article mike. My concern is also that the canadian real estate market may be overheated.

    Another one I'm considering is Brookfield residential properties (BRP) is pretty cheap as well, with a fair value, in my opinion over 40 and priced at 20. BRP has exposure to California properties in addition to Canadian properties i believe.

    The only question for me is, despite a cheap price and excellent management, why roll the dice on anything with canadian real estate exposure at all?

    A play like $HHC, even at these prices, might have downside protection and equivalent upside without the canadian real estate market exposure (instead, exposure to Vegas, NYC, Houston, Hawaii + air rights in various locations).
