It shows a lot of research and experience but I wonder if the uniqueness we are living in the housing environment nowadays, makes room for thinking other way. For instance, have you considered the real estate investments made by HOV in the past 4 years, since the recession startup? This may change the whole picture you are describing. Wait till these belongings reach their real value and we would have a different book value.
