    January 2, 2014..The best way to play the Real Estate Market in my opinion, is by actually buying properties yourself. Not investing in Real Estate Stocks but actually owing the properties for gain, for income, for write offs. I said when I first became a Broker in 1979 and still say it today, 'The Best Time To Buy Real Estate is now!
    With 35 years of Experience in the Real Estate Business, 2014 will prove to be another 'boom' year for sellers and buyers.
    Desired Communities such as Middle Village, New York 11379 has so much to offer to buyers and renters alike.
    Selling Homes in this area, does not need the services of Multiple Listing, or signs for sale sitting on front lawns, or a gang of sales agents between 15-20 parading around your home.   • A Home Price Collapse in Queens, NY is Almost Certain [View instapost]
    So much for the Collapse article. Since 1979 till present, November 25,2013, I have always said the best time to buy is Now! Still holds true. With 35 years of experience, in the Real Estate Business, and rates at an all time low, buyers should be taking advantage of this.

    Middle Village,New York and surrounding areas. In one year Homes have gone up approximately $100,000 dollars in our Community.

    With supermarkets, butchers, and two top rated schools in the Community. Commuting from Middle Village has its benefits as well. The M train, four bus lines, and express buses to Manhattan. Last but not least we are close to five major highways and 15 minutes to Manhattan.

    Compared to Long Island, Whitestone, etc.., our taxes on homes are very low and affordable.
    *Middle Village*, New York is not in a targeted flood zone as well.
    I originally started saying in newsletters in 1979, and the saying still stands true today 35 years later,
    THE BEST TIME TO BUY IS RIGHT NOW!
    BARGAINS SEEMS TO BE WHERE THE LOCAL DEPARTMENT STORES ARE LOCATED,

    June 19th, 2012...As a special invited guest of the Middle Village,NY, Chamber of Commerce, I am pleased to attend the 'UNVEILING OF THE VIET NAM MEMORIAL WALL', ON June 29th,Friday, at Juniper Valley Park. The candle light vigil begins at 7p.m with an expected crowd of between 5,000 -10,000 strong. This will be the biggest historical event in Middle Village,New York. The wall has 60,000 names of those that gave their lives for our Country.

  • Mark My Words, These Stocks Will Double In 2012 [View article]
    You only need one ticket to win lotto. I am not an expert in the field of investing, nor do I spend my entire day searching, or researching.
    Sometimes you can come across one stock, one stock only that gives you the enormous opportunity to make real big money. In the field of Biotech, over the years, I have come across ideal stocks with the most explosive gains to be made. Seeking Alpha writers try their best, but like so many, they let their decisions become part of their easy human faults. Even reading some of the comments, prove that the replies made are a reflection of want to be 'Experts'.
    I did my research for 2012, and without listing all the reasons why,

    P.S. Since the probability exists, everything should be considered.

    4.37% Mortgage rate with No Points for 1 and 2 family Mortgages.
    Dealing with your neighborhood Broker, and your neighborhood bank, gives all buyers a much better chance of successfully finding the home they want&need, but also getting approved with a low mortgage rate as well. Whether you purchase a 1 family or a 2 family, you may be surprised that your monthly outlay is probably what your paying for rent currently. The difference is owning, gives you a yearly write off that you do not have now.
    This is equally good news for Sellers in the Communities. Why?
    If buyers can get these low rates right now they can pay more for your home and afford the Monthly payments.

    June 28th, almost 2.5 years later and some buyers have taken advantage of the low mortgage rates. Even the prices of Condo's, Co-op's and residential have adjusted lower. Stores are being rented once again, which is a good indicater that franchises are expanding areas.I am extremely busy with the retail market in Middle Village, Fresh Pond road, and Eliot Avenue lately. Many Franchises are calling like crazy, which is refreshing.

    HIDDEN IN OBAMA'S HEALTH CARE BILL IS A NEW TAX WHEN OWNER'S SELL THEIR HOME.
    Did you know that if you sell your house after 2012 you will pay a 3.8% sales tax on it? That's $3,800 on a $100,000 home etc. When did this happen? It's in the health care bill. Just thought you should know.
    SALES TAX TO GO INTO EFFECT 2013 (Part of HC Bill) Why 2013? Could it be to come to light AFTER the 2012 elections?
    REAL ESTATE SALES TAX So, this is "change you can believe in"?
    Under the new health care bill - did you know that all real estate transactions will be subject to a 3.8% Sales Tax? The bulk of these new taxes don't kick in until 2013 If you sell your $400,000 home, there will be a $15,200 tax. This bill is set to screw the retiring generation who often downsize their homes.     Well here it is September 5th, 2010 and the Real Estate market has picked up dramatically in 2010. Buyers are buying and sellers are selling. Of course it helps that Homeowners are more realistic than last year coupled with the fact that we have the lowest mortgage rates in 50 years.
    Window of opportunity is before us for both sellers & buyers.

    For sure after the last 24 months, with all that has been going on with the economy, wall street, CEO'S, wrong doings to many investors, and some really bad calls, Jim Cramer has survived.
