EXC has climbed from the low 20's to the mid 30's since the end of the year, and more or less moves in tandem with the utility sector now.
Previously, it didn't matter what the market was doing; EXC was in a downward spiral.
So there's no doubt that the dividend cut, which relieved their financial pressure and credit rating problem has accounted for their bounce back. Whether, given the history of their inept management they can sustain it remains to be seen.

I don't think you can paint all REITs with the same brush. Yes, for the mREITS who neither own nor manage any visible assets, rather rely on paper trading and interest rates to make their money, the party may well be over. At the very least, it's 3 a.m. for them.
The standard REITs should be more stable going forward, unless the economy tanks into another great recession. I wouldn't be afraid to buy stocks such as NNN or O on pullbacks.

AIV has paid a dividend continuously since 1994, although it has been cut drastically along the way. I own the stock.
