    Your whole thesis is flawed.

    The "American Dream" is not on hold anymore. Low interest rates and depressed housing prices have spiked new and existing home construction and sales.

    If anything, the apartment sector is facing headwinds going forward.

    I am a M* premium subscriber, but find their stock screener to be cumbersome to use.

    Fidelity's gets you to the same place much easier in about half the time, using all the same criteria; yield, dgr, payout ratio, etc. The only requirement is an account (but no obligation to fund it).

    Been sniffing around SAFT for a while now. I like that they have no debt, and that they are concentrated in the area of the business they do best. I also like their plans to expand in New England.

    Notice all 3 have negative cash flows. Is this typical of the industry?

    It's not necessarily the end of the party, it's the hangover that kills ya. Therefore....I have deep stops set, so that any equity losses would not be disastrous.
    I have a chunk mutual funds, good portion defensive issues w/Vanguard.
