    I like your 'everyman' articles to which we can all relate. Ditto Bob Johnson's too.

    Impressed by most of your returns, particularly the fact that you had 'only' a 30% drawdown in '08, which is better than most of the so-called "experts".

    So then it was '12 when you paid the price for the weak exposure to U.S. Markets?

    Speaking of which, how are you feeling about RCI and SJR these days?

    Good point. I think that most, if not all, of the mREITs track their dividend yield. DX was recovering nicely until their first dividend cut recently. Since then, drifting lower.

    Thanks for the reply, Andrew. I realize that stock analysis peering into the future is to some degree anecdotal and opinion, but I think the prospects look pretty favorable going forward. Went long today at $30. Wasn't fast enough to capture the $29.50 it hit briefly.

    Compliments on your article. Very complete, yet concise.

    I'm interested in the stock and will likely make a purchase shortly. PPS has dropped a bit since the article, probably because of the secondary?

    From other research, it appears that a lot of WR's success going forward depends on their ability to get some pretty substantial rate increases through due to hefty investment expenses, and that the regulators have been pretty stingy in granting all that's requested in the past. Could you comment on that for me?

    A very timely article on GSK which I've been following for a while now, but have not purchased because of concerns you raise.

    Looking backwards, the picture is cloudy. EPS have been erratic, while dividends have been steadily increasing. Payout ratio has gone from under 50% in '06 to nearly 90% last year. The FCF/Dividend spread has also been narrowing since '09. Makes one concerned about dividend sustainability.

    The article, while very enlightening as to their history and current situation, kind of left me dangling as to their strategy and prospects going forward. Perhaps a Part 2 would be forthcoming?

    Your bio is interesting. It says you are:

    "Looking for high quality safe companies that have robust dividends and can provide dividend growth overtime (sic)".

    Perhaps you'd care to point out how EXC has meet ANY of these criteria? My personal experience is that it has not. This company has exhibited a lack of success and underachievement for decades.

    So, what's the basis for your robust defense of EXC?

    I'm not a basher or hater. My opinions are the result of painful experience with this company. Not once, but twice. Shame on me. Just trying to make sure others don't make the same mistake.

    You could add DX to your list. As possibly the best, but most unheralded mREIT, it's EPS got slammed along with the rest, but had avoided the large dividend cuts of the big boys. It did recently announce a small one, however-the first. Still paying over 12%.

    With you on O & FSC, not on LINE or PGH. LINE is borrowing themselves into oblivion.
