Of all of the above, Greenspan is perhaps the most disappointing. Good decisions require good information and accountability. The rating agencies must be replaced with something else. The mortgage originators (and the bankers who packaged and sold them - or any other kind of debt) must be required to keep some real skin in the game. With that, some regulation is needed, but not as much as we are likely to get.
