    Agree. Many trade emerging markets believing there is little correlation with SPX - simply not true. Frontier markets does add diversification but difficult to trade due to lack of country specific ETF's. Good points from the article. Thanks.

    IRET is a smart, well managed and properly capitalized company operating in rural growth regions. Unfortunately, it is or will be facing lowering rents, lowering income and lowering residual values on most projects. There is no “barriers to entry” on new developments due to the abundant excess land and this scenario of lowering values after a building’s completion is being play out throughout the region, especially the Bakken.

    For those reasons, capitalization rate (going in return on property purchases) for the Plains Region is high, typically 10% to 20% versus urban areas of 5% to 10% return. For comparable property valuations, both PE and PEG should double that of urban REIT’s. But that’s way out of line here.
