    am curious about how future private reit conversions will work. nick engineered most of them. I believe arct 5, healthcare 2, nyc private reits are scheduled first half next year.

    crude pricing seems to have gone way beyond a normal supply/demand situation

    in reference to NOV....a financial advisor suggested to me earlier this year to invest in it because it was a 'wide moat' stock. am happy not to have pulled the trigger .. but it looks like a buy now. still a 'wide moat?', dunno , could be a takeover candidate though. ?

    thanks for this extraordinary education on the risks/advantages of closed end funds.
    the only CEF I own is 2000 shares nuveen 'ntc' which is fed/ct tax free munis, and mostly amt free too. . it has paid consistently 5.4%, but carries the obvious leverage risk.
    anyway am now better alert to the risk involved and will resist further purchases of another CEF. I actually think if interest rates are headed up then would like to see it done sooner than later .. its a cloud hanging over our heads which affects all decision-making.

    just reading in WSJ that oil guru Andy Hall is predicting 50dlr oil....
    ok assuming he is right and that oil share prices will be as directly correlated as they have been so far to crude prices,, then think will wait until sub 60 dlrs before investing in this sector.
    and look at it this way, buying in now will act as a hedge on the likely future higher htg oil and gasoline prices.

    agree but have some questions , with an interest rate increase can the higher cost of leverage be offset by the nav discount?
    and wouldnt the still higher return of a cef (with leverage) be attractive esp considering its tax and amt free?
    in mid 2013 principal was hurt when it was thought the fed would raise interest rates even just a little. .....so yes the risk is there.

    isnt the right answer to look at a company's existing known reserves and tabulate the net worth at say 60 dlrs /bbl?

    one point missed is that annuity contracts are extremely complicated to read , there is very much fine print mumbo jumbo. note too that financial advisors may not do a good job of highlighting the bullet points and may even get the details incorrect... so get that in writing from them. just saying extreme due diligence is rqd if electing to buy an annuity

    I generally agree, but there are certain variable annuity contracts that are indexed to say s&p500, so that when the index incr by 25% like in 2013 then the monthly payout also incr 25% and is locked in for the future, not to go down. the NAV of the annuity does not decrease either below a certain limit.....but yes there are fees, and a survivor benefit is also a fee. I used a small var annuity simply to provide a supplemental monthly check which in addition to my pension and social security will cover all my expenses. the balance of my funds (80pct) I invest myself in common and preferred stks and muni etf's . the articles and comments in SA are a great source of info,, thanks

    am in same boat as you are. waiting patiently,, the div helps..
    btw I live near GE hq and know a number of employees there.. they are decidedly unhappy...well, many people are unhappy everywhere in the country but this was always a very buoyant and well rewarded crowd at GE in its better years. how employee morale plays into evaluating the company , if at all, I don't know esp since its not data based, and anecdotal.
