    Sold it during the large REIT run; never looked back. I completely concur, as usual, with your statements.

    I would also add that when you are discussing your retirement, you can RARELY criticize too much a management that could damage your retirement portfolio.

    angry: you need to feel fairly certain that the company will survive. Don't know about ARP, so you need to do your own work on that one.

    Many would disagree about VNR; that's what makes a market, and with a high return, comes risk.

    Those are the ones I bought at a nice discount. Yield to maturity around 15% for the next 5 years. I'm ok with that:)

    What a silly topic----When KMI announces, we will know. Is anyone buying or selling based on one dividend announcement? If so, they don't belong in the stock. Kinder will do what he feels is best for his company longer term, period.

    Liquidity doesn't really matter if you are going to hold them to maturity. Unless VNR goes under which seems unlikely but of course not impossible, you collect the nice bi annual payment, and let the bond price move however it wants.

    I also question BOTH O, NNN and even LXP being put in front of HASI. Not being simply proud of my own, but if HASI is really a safer, better bet, then I need to perhaps add it. I felt owning O and NNN, and LXP I has enough.

    Am also wondering why LXP is so far "down the book row" since you have written favorably about it more than once which is why I own it.

    Maybe it's just difficult to choose your favorite child?

    I am concerned that there has been little to no movement during this huge energy rally. No position yet, since I would have thought more of a movement would begin. I would rather buy on the way up that having a stagnant to dropping price.

    As an original buyer of OGS in a long term dividend growth portfolio, I couldn't be happier with the company and it's growth.

    As a buyer of ANY dividend growth company, utility, or other, your cost basis and time frame is everything. I bought MO at $24 12/03/2010. 05/27/2014 I bought boring old Pinnacle Foods at $31.00.

    Would I buy them now? Not sure, but in 5 years, I might wish I had. Carl Ichan may be right....he wouldn't be the first to forecast a 30% drop, but I will simply be reinvesting more shares for future retirement income.

    JoeBusa ----> I love Chic-fil-A, but only eat the free stuff from their calendar coupons. Don't eat there for probably the same reasons you have.

    Not sure if there are enough of us though to make a difference. After all, the sea level of South Miami has risen an inch a year the last 5 years per the Mayor, and salt water is coming out through the sewers on sunny days, but Gov. Scott won't use the term climate change.

    I simply live by my own moral compass, and am glad I don't have grandchildren.

    Obviously they had clients who wanted OUT, so they pump it up. How often do we see this?

    I don't and never have had a position in CUDA....hardly know the company, but have watched from the sidelines as it missed and then missed.

    No wonder people are supporting Trump; this happens so routinely that in any real company the analysts would be fired or arrested. I feel badly for the somewhat less informed investor who listens to these people.. I was once one of them, and lost enough to learn I needed to do MY OWN due diligence.

    So sad.
