    According to Morningstar, total return for the S&P 500 exceeded the total return for EOI for every period from 1 week to 5 years. Do you know if the Morningstar data does not include all distributions, etc.?

    Otherwise, it looks like just investing in SPY would have been better than investing in EOI. Thanks.

    Is the average (mean) duration of unemployment based on how many weeks the unemployed collect unemployment benefits or is it based on some other metric such as a survey?

    In my opinion, paying unemployment benefits for extended periods as we have seen in this recession has also been a factor in the high unemployment duration. Maybe not as big a factor as the reasons you mention, but a factor nonetheless.

    I have to admit I agree with you to some extent. After ARCP announced the completion of their merger last week, which one would typically assume to be a positive development, I've watched the stock decline in price by more than 10%.

    It seems that whenever a REIT sells shares to raise cash, the price goes down significantly, erasing much of the capital gains accrued since the last stock sale. It's taking some of the shine off REITs for me at least.
