The biggest problem of all is that we have a NAFTA agreement that allows other countries to ship goods into this country , duty free, and take worthless dollars for those products. The Fed. Gov. at all levels, does not seem to get it in their heads, that we can't continue to send jobs overeas, and import virtually everything, and pay with dollars tht are not worth the paper they are printed on.
We , as a country are losing jobs at an alarming rate, but the guys in Washington, seem to think it's great that the things we import are so cheap ! Welll, now they are only starting to wake up. What we truly need is FAIR trade, in other words, let other countries as a whole, import anything up the total amount that we export. And that's it,...the imports stop until they buy an equal amount of American products, that we export !
I spent many years overseas, and the central banks in most countries just plain shut off imports, until exports gave them some real money with which to trade. That's the real answer !! Any time we import anything, and pay with dollars, ...foreign countries countries just end up holding a bag of dollars that are worth less and less every day !!
Nafta simply opened the doors wide to all imports while the foreign Governments charged duty on anything we sent to them !
That's not "Fair" trade !!! Fair trade is when imports equal exports. !
Period. The reason for the high price of oil for example, is not that oil is scarce, it;s just being paid for in dollars that have no value anymore. so they just charge more and more Dollars to make up for the "falling dollar".
I can;t figure out why that's so hard to understand, but I guess
it's because we keep electing politians who simply don't understand basic economics ! If you people don't understand this ,...go back to school and take some basic Econ. courses !!

Want a real BUY, start looking at Detroit or the quad cities area, Moline, E. Moline, etc. and see how those prices compare,...You can buy a large home in those places for $60,000. But,..no jobs !
I don't look for a recovery in most states before about 2 years !

Taxes, and extremely high Insurance rates,...as if people don't already realize it ! ..Those people in FL who are living on Soc. Sec. and perhaps a small pension are really in a bind as the present laws dictate that when one moves, to downsize,. or any reason, you loose your "Homestead Exemption" and your taxes skyrocket. ! The result is sales have virtually stopped !! The truly big news was unexpected and that was that FAR ( Fl Assn. of Realtors ), is always asking for PAC money and is giving it to politians that are unidentified ! Even numerous emails and phone calls by me to officers of FAR have resulted in keeping that information "Secret" from the members of FAR !! They deny that it is secret, but after months of searching for any site that tells who is getting money or has received money,.
the answer I always get is that I have to learn how to "search" and was given a site FlRealtors.Org and FAR's several sites, but the info. simply cannot be found ! NAR is much the same. What also really irritates me is that those people in Tallahassee, FL who work for FAR

are simply not built up to the standards of a site built home. I've seen "glued on" plasterboard, that comes off and you find it laying around in broken pieces on delivery, floors that literally "melt" if they get wet, constant keeping it level, which means getting under it and shimming up the supports underneath. Some are getting smarter and placing them on regular concrete perimeter foundations, etc. but the center supports still continue to slowly sink,...
I speak as a former owner of a mobile home park and I have seeen it all. Yes, some are built better than others, but another point is the electric bills, which are virtually always higher than site built homes, even though the Mobile home builders say their homes are so well insulated,..if one decides to go for a top of the line Manufactured home, with a side by side double garage, a porch or deck, then they are no less expensive than a regular site built home and maybe more expensive, then come the inevitable annual lot rent increases !!! To top it off, most mobile homes depreciate much like a car. The old ones are simply demolished and carried away in a dump truck ! The ground tie straps get rusty and simply fall off, you name it ,...when you have a mobile, you have problems and it ain't easy to just move it to a new location if you don't like the rules !
Cheaper, initially maybe yes, but in the long run, I'll stick to a site built home ! Even in a new Mobile/ manufacturered community, the pre-owned ones are a lot cheaper than the new ones, by a lot !!
If they catch on fire, it only takes minutes for it to simply be a pile of ashes ! As for me, I'll stick to living in a site buillt, concrete block built home on a slab of concrete ! LC ]]>
Wed, 26 Dec 2007 20:32:50 -0500 As a long time Realtor, I find it very hard to sell mobile homes as the rental lots charge way higher monthly costs than condos, also, Insurance costs are not just high for a mobile,...as Insurance is simply not available for many, especially those that are close to the water. and mobile homes, regardless of what the manufacturers say,
are simply not built up to the standards of a site built home. I've seen "glued on" plasterboard, that comes off and you find it laying around in broken pieces on delivery, floors that literally "melt" if they get wet, constant keeping it level, which means getting under it and shimming up the supports underneath. Some are getting smarter and placing them on regular concrete perimeter foundations, etc. but the center supports still continue to slowly sink,...
I speak as a former owner of a mobile home park and I have seeen it all. Yes, some are built better than others, but another point is the electric bills, which are virtually always higher than site built homes, even though the Mobile home builders say their homes are so well insulated,..if one decides to go for a top of the line Manufactured home, with a side by side double garage, a porch or deck, then they are no less expensive than a regular site built home and maybe more expensive, then come the inevitable annual lot rent increases !!! To top it off, most mobile homes depreciate much like a car. The old ones are simply demolished and carried away in a dump truck ! The ground tie straps get rusty and simply fall off, you name it ,...when you have a mobile, you have problems and it ain't easy to just move it to a new location if you don't like the rules !
Cheaper, initially maybe yes, but in the long run, I'll stick to a site built home ! Even in a new Mobile/ manufacturered community, the pre-owned ones are a lot cheaper than the new ones, by a lot !!
If they catch on fire, it only takes minutes for it to simply be a pile of ashes ! As for me, I'll stick to living in a site buillt, concrete block built home on a slab of concrete ! LC ]]>

opportunity to write undocumented loans and also simply ENCOURAGED people to "Fib" about their income, and the lenders went along with it because they sold those "packages" of sub-prime loans to other financial institutions or pension funds ...Yes, the lenders made a lot of money during the 2001- 2006 years, but now the rest of the economy is stuck with the disaster. Those "investors " who agreed to those loans are just as much to blame. Many,..just kids who wanted their own pad ! Everyone wants to blame someone for the crisis but it was not the realtors, it was the lenders who pushed R.E. Agencies and people to buy, buy, buy !,...Those great lenders would get anyone a loan,...and what ever happened to those Licensed appraisers who suddenly went stupid ? They were part of this fiasco too as they had to approve the values of loan amounts and were afraid to tell the lenders, that the property was not worth the prices being asked,..for fear that the lenders would find another appraiser who would agree to super high prices.
