  • Homebuilders: NVR Buys Lots From Beazer [Housing Tracker] [View article]
Toll is not stupid that way. He also changed his compensation to benefit significantly, no matter what happens.

Where they are dumb is because they haqve no knowledge, or do not act on fundamental economics.

Major builders halt building projects? Another major revelation !

Where would be today if they had thought of this a year ago?

This industry is up there with automobiles and banks for the stupidity of managements.

Wow! Toll Brothers finally sees some merit in lowering prices. Imagine that!

How much are we paying CEO Toll to come up with that idea?

  • If Homebuilders Build It, Will Homebuyers Come? [Housing Tracker] [View article]
They should stop speculative building for a while. That is the only thing that will work. All this is rearranging deck chairs on the Titanic.

  • What Happens When Builders Fail [Housing Tracker] [View article]
The only ones that didn't see this coming were the National Association of Homebuilders and the CEO's of the public homebuilders, most of which still have their jobs and lucrative pay packages.

  • NVR CEO Sells Shares Again [Housing Tracker] [View article]
"Housing skid leads to exodus of builders?" It couldn't happen to a better bunch. They have to rank with the US auto industry and the US banking industry as the worst managed in this country, all of which have become an albatross.

  • If a Homebuilder Fails, Will It Destabilize 'Recovery'? - Housing Tracker [View article]
We need homebuilder failures to teach everyone a lesson. The cancellation and postponment of projects is welcome news. There still appears to be too many however. Homebuilders can't seem to stop building, no matter what.

  • Housing Market Tracker - Homebuilder Land Selloff Accelerates [View article]
Judy, You are doing the best job of anyone in keeping abreast of the debacle in housing, including the fact that you are sticking to your position that a bottoming is nowhere near.

I watch with amusement as they are now racing to sell land, which is the only future the homebuilders have coming out of this. In essence, then they are selling off the family jewels to raise cash to continue building homes in existing developments, which defeats the purpose as they are maintaining the astronomic supply of unsold homes.

A way you could be even more useful would be to probe the so- called managements of these companies as to how much they are actually reducing building activity, how many less houses they are starting or completing, how many prople they are laying off etc. Not until this happens will we be able to even pretend to identify a bottom.

I don't see these questions being asked on trranscripts of conference calls.
