It is now my pleasure to introduce your host Bradley Page, SVP, General Counsel. Thank you. Mr. Page, you may begin.

Thank you. Good afternoon and welcome to the Physicians Realty Trust third quarter 2017 earnings conference call and webcast. With me today are John Thomas, Chief Executive Officer; Jeff Theiler, Chief Financial Officer; Deeni Taylor, Chief Investment Officer; John Lucey, Chief Accounting Officer; Mark Theine, Senior Vice President, Asset & Investment Management; and Daniel Klein, Senior Vice President and Deputy Chief Investment Officer.

During this call, John Thomas will provide a company update an, overview of recent transactions and our strategic focus. Jeff Theiler will review the financial results for the third quarter of 2017 and our thoughts for the remainder of the year. Mark Theine will provide a summary of our operations for the third quarter of 2017. Following that, we will open the call for questions.
