It's my understanding that most investors look at "core earnings" when evaluating Mortgage REITS rather than GAAP net income.

Finance.yahoo - statistics- says EARN's dividend pay-out ratio is 168%, which data comes from Morningstar. Many mREITs have pay-out ratios over 100%. How is this possible? Does the ratio measure payouts over net interest income only, so hedge, dollar-roll & other non-interest income payout skew the ratio?
