One of the best parts of my job is having the opportunity to sit down with some of the world's most forward-thinking, innovative and successful landlords and brokers on a regular basis. In an industry that is changing as fast as ours, these conversations provide invaluable insight into the macro trends that are driving change, and how CRE's leading minds are positioning their businesses to adapt and thrive.

Over the last few months I've been on the road pretty frequently, going to major conferences, including ICSC ReCon and RealComm, and visiting clients and partners across North America and Europe. The bottom line - I've spoken with a lot of people.

I wanted to take a moment to share the common themes that continually popped up in my conversations, particularly with executives on the asset management side. Here are the three change agents that asset managers are focused on right now.

#1. The tenant is now in charge

This is the simple most important topic that asset management teams are focused on right now. We're shifting from a property-focused industry to an industry that is tenant-centric; this is changing the way asset managers are working with tenants and the actual product that is being delivered.

The reason for this? The rise of companies like WeWork, Convene and Industrious, combined with the influx of millennials entering the workforce and an increased reliance on technology, has completely changed the mindset of the modern tenant. As a result, tenants' expectations about the experience they have in the space they occupy as well as within a broader building have dramatically shifted. Landlords and asset managers are quickly realising that they need to better serve their customers' wants and needs if they are to attract and retain high quality tenants and ultimately meet their portfolio objectives.
