I agree, I prefer WPC in spite of its large block of debt maturing next year and its almost certain loss of both UHaul rent and the (roughly 5%) self storage sqft UHaul will almost certainly exercise their option to buy. I see the best thing about SRC as their potential to be acquired and their 50 bp higher dividend yield… but long term I choose WPC.

I have both and not making anything, but that is ok, I a getting divies reinvested and if it takes a few years to go up , I will have even more shares that will rise. I have 3 times more WPC than SRC. However, I think for a growth REIT, ADC is better. Not sure though.

Neither at this time. Wait for rates to be paused or the 1st cut. I would not be a REIT buyer yet.

The article is a real garbage. Besides mixing two different analysis, the SRC vs WPC valuation comparison is a total nonsense:
"When it comes down to valuation, WPC wins this competition across the board, with clear discounts in P/AFFO, dividend yield, EV/EBITDA, and P/NAV". Actually the opposite is true.
