MBA from UCLA Anderson, CFA charterholder and California-licensed CPA currently working for a global top-20 asset manager in Hong Kong. Los Angeles roots and bilingual Mandarin. I previously worked for a fund of hedge fund and have some accounting experience in the entertainment industry. I have been investing since October 2008. My initial investment focus was on REITs and other income stocks but have since expanded my universe to include any value situation. I believe income and capital appreciation are not mutually exclusive. I enjoy reading fact-based fundamental analysis and shun emotional arguments. Starting in July 2017, I aim to publish one article a week on a new company, focusing first on macro and qualitative factors and will selectively dive deeper into valuation on some names. I usually do not publish price targets in my articles except for special situations and event-driven ideas. I believe relative valuation and a strategic view add more value than a single number. There are simply too many variables (beta, economy, interest rates, geopolitical risks) impacting the overall market, and it would be naive of me to think I can account for all of them.
Perhaps more than any other time in the last six decades, the fate of markets is inextricably intertwined with the ebb and flow of geopolitics. From the ECB's attempts to use the central bank's balance sheet to influence political outcomes across the eurozone to Saudi Arabia's efforts to transform the kingdom's influence over crude prices into an instrument of foreign policy, it's become increasingly clear that one simply cannot fully comprehend market movements without a thorough understanding of concurrent political outcomes. Drawing on extensive experience in both politics and finance, Heisenberg will help demystify a world in which investors can no longer hope to conceptualize markets as existing in anything that even approximates a vacuum. "I am the one who knocks."

Day trader whose strategy is based on arbitrages in preferred stocks and closed end funds. My group consists of 10 traders. We trade every single preferred stock or closed end fund that provides an arbitrage opportunity. Our research includes stocks that most of the people have not even heard. We have developed our own statistical tools that make most of our arbitrages statistically proven. As a trader I don't just analyse , I trade my analysis and pay the price when I am wrong. That is the main reason I respect opinions only when backed by taking the risk of being wrong.Words or opinions mean nothing in this business and the only person who is right about a certain situation is the one who makes money out of it.
Researching and writing at the corner of Main St. & Wall St. where real estate often intersects with trends in: technology, ecommerce, office/industrial, healthcare, cloud computing, energy infrastructure & green initiatives.
Data Center Knowledge - I cover business and investing news in a weekly column: DCK Investor Edge. Sr Contributor writing about data centers REITs -- a new and growing asset class -- attempting to bridge the gap between technology & traditional REIT investors.
In Q4 2015, it became clear to me that public cloud "friend or foe," was going to be a positive catalyst for Data Center REITs. The global public cloud giants follow a bifurcated strategy of owning and leasing space. Another paradigm shift involved Amazon Landlords, industrial REITs which own fulfillment, warehouse/distribution, and smaller "last mile" urban infill properties, and the DC REITs which support exponential growth of the AWS public cloud (as well as MSFT Azure, Google Cloud Platform, IBM Cloud, Oracle Cloud, Salesforce, and others).
Many SA readers have followed my work over the past few years to profit from my expertise, research and analysis. The majority of my insights and analysis are now published on REITs 4 Alpha, an SA Marketplace service where members get real-time access on Live Chat each day the market is open.
I have over 25 years of experience as a: developer of institutional quality office and industrial facilities, general contractor, homebuilder, managing general partner for private limited partnerships, and have performed consulting and transactional real estate services for others, including entitlements for planned commercial/office/industrial developments.

Responsibilities included development and "financial engineering" of projects to reduce energy consumption and total cost of ownership solutions, partnered with the two major Florida electric utilities, and private companies, (including Enron Energy Services!).

Independent investor with over twenty years of trading experience across multiple asset classes. My main focus is on equities and fixed income with an emphasis on deep value and special situations. A former derivatives trader at top-tier U.S. financial institution.
In my former life, I was a strategy and management consultant for public sector clients at a multinational consulting firm based in the Washington DC area. In 2017, I transitioned to "full time status" as a landlord of several high yield residential rental properties (bought as foreclosures/short sales), an income investor in equities and bonds, and a parent to an infant and toddler. Finance and economics have always been my passion and I'm grateful to be doing the things that I love. My investment portfolio is comprised of two parts -- broad-based index funds and income plays such as preferred stock, CEFs, and REITs. I also own individual/baby bonds which I buy on margin to boost total return. I'm also the asset manager for my retired mom's investment portfolio and I've purchased some rental properties for her which I manage as well.
I have a Masters in Financial Engineering and a BS in Operations Research from Cornell University.

The REIT Team’s strategy primarily pursues investments in publicly traded real estate investment trusts (REITs) and real estate related entities based primarily in North America. The REIT Team focuses on traditional methods of security analysis; primarily research, critical thought and analytical depth, which are integral to their investment process. The REIT Team’s investment approach seeks to combine its real estate industry experience with traditional methods of security selection to make sound investment decisions in real estate companies.
The Chilton REIT Team manages Separately Managed Accounts (SMAs) for high net worth individuals and institutions. Additionally, the REIT Team is the sub-advisor for an open-end investment company, the West Loop Realty Fund (tickers: REIIX, REIAX, and REICX).

Our investing mantra is that it's not impossible to strike a balance between deep value and growth. We look for investments that have asymmetric risk/reward scenarios. We use our long time horizons as an advantage to invest in companies that may be volatile in the short term but have significant growth potential in the long term.
